Role: Provide Efficient and Effective Caretaking and Maintenance Service to the site

Responsibilities:

Those duties defined in the current version of the Company Name Policy on Health, Safety and the Protection of The Environment
Provide efficient and effective caretaking support to the site including ensuring that the security and general appearance of the buildings and surrounding areas are maintained in accordance with the required standards and that heating systems operate at optimum efficiency.
To ensure heating plant and equipment is efficiently and effectively operated, adjust as necessary and report defects and malfunctions to the Helpdesk and the Facilities Manager.
To be responsible for maintaining all Health & Safety and Security requirements of the premises and its contents in accordance with the school's current requirements.
To clean light fittings and to test lighting systems weekly replacing where necessary minor parts such as tubes, bulbs, fuses, starters and diffusers, in accordance with safe working practices.
To arrange to clear blockages, remove foreign matter from sinks, toilets, drains, kitchen grease traps etc. and clean up spillages as required.
To ensure that gullies, drains etc. are kept free from debris and that the school and grounds are litter free.
To be responsible for ensuring clear and safe pedestrian access to the school/establishment particularly in adverse weather conditions (e.g. snow, clearing, gritting).
To dispose of waste materials in a safe, hygienic manner ensuring that it is available for collection as required.
To undertake porterage tasks as required including setting up and clearing away furniture.
To control the provision of toiletry items including requisition, storage and distribution of such items.
To monitor stock levels of consumable items such as fuel, grit, toiletries, light bulbs/tubes and cleaning materials and arrange to replenish supplies in accordance with current procedures.
To maintain appropriate records including intruder alarm log book, repair orders, heating system record book. Weekly fire alarm and water tests.
To report emergencies in the case of gas, electric and water supplies to the Facilities Manager/Principal/Business Manager, or where not immediately available, Technical Services, and report minor faults on site to the Helpdesk.
To attend to, where necessary, personnel visiting the site such as contractors, representatives of utilities (gas, electric, water) and monitor any work being carried out within the post holder's area of responsibility.
To supervise all cleaning services provided to the school, liaising with the Facilities Manager where appropriate to ensure the effective operation of the cleaning contract.
To carry out staff training as necessary.
To organise and undertake on a pre-planned basis the stripping, resealing and polishing of floors, washing of walls and cleaning of furniture during the school holiday period.
To clean the internal face of external windows and other internal glass within the limitations of safe working practices.
To maintain a log of portable electrical equipment, including the labelling with identification number, and to undertake visual checks in accordance with the Electricity at Work Act.
Supervise regular and occasional lettings, if required.
Take and record weekly/monthly readings of gas, electric and water meters.
Comply with policies relating to equalities and environmental issues.
Adhere to health and safety regulations.
Participate in induction training of new employees and trainees allocated to the section.
Participate in the introductions and development of new systems and procedures including those based on IT.
Participate in achievement and development schemes/training courses.
To carry out any other reasonable duties within the overall function of the job.
To wear the issued items of protective clothing at all times, to ensure that Health & Safety regulations are adhered to and the Company's corporate image in maintained.
